Move everyone out from under it, turn off lights and outlets in that room, shut the main water valve, then call (413) 603-1274. We find the leak, fix the pipe and dry the ceiling in one visit.

Signs of water damage in a ceiling
- A brown or yellow stain that grows or darkens after a cold night
- Paint bubbling or peeling in one spot
- A bulge or sag, sometimes with drips from the low point
- Water running out of a light fixture or smoke detector
- Cracks spreading in old plaster
- A musty smell in the room below a bathroom or kitchen
Plaster and drywall can hold a surprising weight of water. Do not stand under a bulge, and do not poke it unless you know how to drain it safely into a bucket. Water near a light fixture means the circuit should be off. Call us and we will tell you what is safe while we are on the way.
What to do in the next 10 minutes
- Clear the area. People and pets out from under the stain or bulge.
- Kill power to that room. Switch off the breaker for any wet light, fan or outlet.
- Shut the water. Main valve first. In a multi-family house, tell the upstairs unit to stop using water.
- Catch the drip. Buckets and towels. Move furniture and electronics away.
- Photograph it. Ceiling, floor and anything ruined, before anything is removed.
- Call us. (413) 603-1274.
One call: the leak, the pipe and the ceiling
A wet ceiling is always a symptom. The cause is above it: a burst supply pipe, a leaking drain, a tub or toilet seal, a water heater upstairs, or ice backing up under the roof. We trace the water to its source, fix the plumbing on the same visit, and then dry the ceiling cavity so it does not rot or grow mold behind the paint.
- Trace the source. Moisture meters show how far the water spread across the joists, often well past the visible stain.
- Fix the pipe or fixture. Supply lines, drains, shower valves, toilet connections.
- Drain and open only what is needed. A sagging section comes down safely. Firm plaster stays when it can be dried.
- Dry the cavity. Air movers and dehumidifiers dry the joists, insulation and the floor above.
- Check the readings. We log moisture until the materials are back to normal.
- Repair. Patch, skim and paint once it is dry.
Ceilings in Chicopee homes
Many Chicopee houses still have their original plaster and lath ceilings, especially the two- and three-deckers in Willimansett, Chicopee Center and Chicopee Falls. Plaster holds water longer than drywall and can look dry while the lath above is still wet. In multi-family homes the water rarely stops at one floor: a pipe that splits in a third-floor bathroom wall can show up in the second-floor kitchen and the first-floor hallway. We check every floor the water reached.
Winter adds two more sources. Pipes in exterior walls and unheated porches freeze and split on the thaw, and ice dams on the roof push melt water under shingles and into top-floor ceilings. See ice dam water damage if the stain is near an outside wall on the top floor.
Who pays when the water came from upstairs?
It depends on where the leak started and why. In a rental, a building plumbing failure is usually the landlord's to fix. In a condo, the association's master policy and each owner's unit policy may both be involved. Between two owners, the upstairs owner's insurer may end up paying. Start with your own insurer and keep good records. Read upstairs water damage: who pays for the details. General information only, not legal advice.

Ceiling water damage questions
Can a water-stained ceiling just be painted?
Only after the leak is fixed and the ceiling is fully dry. Painting over a wet ceiling traps moisture, and the stain usually comes back with mold behind it.
Does the whole ceiling have to come down?
Usually not. Sagging or crumbling sections come out. Firm plaster and drywall can often be dried in place with the right equipment.
How do I know if it is a pipe or the roof?
A stain under a bathroom, kitchen or radiator line that appears after a freeze points to plumbing. A stain near an outside wall on the top floor during snowmelt points to an ice dam. We confirm it with moisture readings.
The leak stopped. Do I still need someone?
Yes, if the ceiling got soaked. The water above the ceiling does not drain away on its own, and the joists and insulation can stay wet for weeks. That is where mold starts.
