Fairview homes
Fairview is Chicopee's northernmost village, stretching along Memorial Drive toward Westover and the South Hadley and Granby lines. It was farmland until Westover Field was built in 1939, and most of its homes went up in the 1940s through the 1960s for the families who came with the base: Capes, ranches and some multi-family homes, nearly all with basements.
Houses from that era usually have copper water lines that are now 60 to 80 years old, original gate valves at the main, and a water heater and boiler in the basement. That combination explains most of the calls we get from Fairview.

Open, windy and cold
Fairview sits on the flat, open ground around the airfield, and the wind there makes cold snaps feel worse. Westover's weather station has recorded wind chills of 31 below zero, and on January 31, 2026, it read 15 below. Is your copper near the end of its life?
Copper water pipe can last a long time, but many Fairview homes now have lines that went in when the houses were built after World War II. Age alone does not mean the pipe has to go. These signs suggest it may be wearing thin:
- A second or third pinhole leak in the same part of the house
- Green or blue crust on the outside of pipes or at joints
- Blue-green stains in sinks or tubs
- Small dents, flattened spots or old repair clamps on exposed runs
- Mixed pipe, with old galvanized sections joined to copper

Ranches with long pipe runs
Fairview ranch houses spread the plumbing across a wide footprint. The kitchen, bathroom and laundry can be at opposite ends of the house, with long runs of pipe along the basement ceiling and the sill. The farther a pipe runs along the outside wall, the more chances it has to meet a cold draft. In a ranch, the pipe to the bathroom at the far end of the house is often the one that freezes. Insulating the whole run along the outside wall, and sealing the rim joist above it, is usually a one-day job that ends the problem.
Base families and absent owners
Some Fairview homes belong to service members and families connected to Westover who may be deployed, on orders or away for training. A house left for weeks in winter needs a plan: heat set no lower than 55°F, someone checking it every day or two in a cold snap, and the main valve shut off and the lines drained if it will be empty for a long time. Old copper and your insurance
Insurers cover sudden water damage, but they often question leaks from old, worn pipe as wear or lack of maintenance. Keep receipts for any plumbing work, take photos of a leak as soon as you find it, and report it right away.
