The Westover area
The Westover area on Chicopee's north side surrounds Westover Air Reserve Base and Westover Metropolitan Airport. The homes around it, in ZIP code 01022, are mostly owner-occupied, the owners are older on average than in the rest of the city, and the area includes the Westover manufactured home community. Most homes here heat with natural gas.
The coldest readings in Chicopee
The city's official weather station is at Westover Field, and it records the coldest numbers in town. On January 31, 2026, it read 15 below zero, and it has recorded wind chills of 31 below. The open airfield lets wind pour across the neighborhood, which drives cold air into crawl spaces, skirting and rim joists. Read the Chicopee freeze report for 30 winters of data.
Mobile and manufactured homes
Water lines in manufactured homes run under the floor, inside the skirting, with only the belly wrap and heat tape between them and the cold. They are often the first pipes in Chicopee to freeze. Common trouble spots:
- The supply line where it comes up from the ground into the home
- Heat tape that has failed or come unplugged
- Gaps or damage in the skirting that let wind in
- Torn belly wrap exposing pipes
- Pipes to the water heater closet on an outside wall
We thaw lines safely, repair splits, replace failed heat cable with listed self-regulating cable, and dry the floor and subfloor if water got in. See pipe freeze protection and frozen pipe thawing.

Manufactured home winter checklist
- Walk the skirting in the fall. Fix gaps, cracks and missing panels, and close any vents meant to be shut for winter.
- Check the heat cable on the supply riser. Make sure it is plugged in, the outlet works, and the indicator light, if it has one, is on. Replace old or damaged cable with a listed self-regulating type.
- Look at the belly wrap under the home with a flashlight. Patch tears where pipes or insulation show.
- Insulate the riser where the water line comes out of the ground into the home.
- Know your shut-off, usually at the riser or inside a cabinet near the water heater.
- Keep the heat on and cabinet doors open on outside walls in a cold snap.
If your water stops on a cold morning, check the heat cable first. Do not use a torch under the home.
Older owners and help after a leak
Many homeowners around Westover have lived in their homes a long time. Water damage is physical work: moving furniture, lifting wet boxes, climbing basement stairs. Do not try to carry heavy wet items yourself. Shut the water off if you can do it safely, take a few photos, and leave the lifting to us. If a family member helps you manage the house, give them the number for the insurance company and the location of the main valve before winter.
Gas heat and power outages
Most homes here heat with natural gas, so running out of fuel is rarely the problem. A power outage is. A gas furnace or boiler needs electricity to run its blower, pump and controls. If the power is out in a cold snap and may stay out overnight, shut the main valve and open the lowest faucet to drain the lines. See how long before pipes freeze without heat.
Water heater closets
In many manufactured homes the water heater sits in a small closet with a door to the outside or an outside wall. That closet can get very cold, and the pipes to and from the heater freeze there first. Keep the closet door sealed, insulate the lines inside it, and check the floor under the heater for soft spots, which can mean a slow leak has been soaking the subfloor.
